Welcome to Cove Harbor Resort! You have chosen one of the finest Resorts on the Texas Gulf Coast.

Please familiarize yourself with these guidelines. Common sense and common courtesy are expected.

General Resort Information:

1. The Resort Office is open Monday thru Saturday 9am-3pm. The office is closed on Sundays.

2. Management is available 24/7. Please see your check-in card for phone numbers.

3. Check-in time is 12:00pm.

4. Check-out time is 11:00am unless prior arrangements have been made for late check-out.

5. Generators are prohibited inside the park, unless there is a power outage.

6. NO SMOKING or PETS inside the Clubhouse, Laundry Room or Pool Area.

7. All facilities provided for the use of REGISTERED GUESTS ONLY.

8. All children under the age of 12 must be accompanied by an adult at all times.

9. All sites must be kept neat and tidy.

10. Garbage should be placed on the brick lane by 12pm for pickup. If you miss the pickup time, please take your garbage to the dumpster outside of the south gate located beside the shed.

11. Washing of vehicles or RVs in the resort by guests is prohibited.

12. A short cut across any other RV site is prohibited.

13. Anyone who willfully or negligently defaces, damages or destroys property and/or equipment of the Resort shall be liable for full replacement cost and possible prosecution.

14. No clotheslines, no wood/decking RV steps, free-standing patio covers or enclosures, no permanent tents are allowed. Umbrellas with umbrella stands are permitted.

15. Due to underground irrigation systems, no pegs, augers or stakes are permitted on the granite patio areas

16. All BBQ’s and cooking devices must remain on the patio area.

17. OPEN FIRES ARE NOT PERMITTED. No Wood Burning Fire Pits or BBQ Pits. Propane or Charcoal are acceptable.

18. O-Ring, donut or screw-in fittings for sewer connections must be used at all times.

19. All hoses must have a shut-off valve.

20. If your vehicle or RV requires service or mechanical repairs, please check-in with the office for an Approved Vendor List of those authorized to work on the property.

21. Discharging of firearms and fireworks are strictly prohibited.

22. Dumping bait on Resort property is prohibited. Please use best practice and dump bait back into the ocean before returning to the Resort

Rental Terms

1. Rates include all taxes, water & sewage.

2. Rates may change without notice.

3. There is a charge of $0.16 per KWH for metered electric on all sites for weekly and monthly.

4. Additional Days on Weekly and Monthly Rentals will be charged at the Daily Rate.

5. Daily/Weekly Rentals are confirmed with the first night’s deposit. Monthly Rentals are confirmed with a $200.00 deposit.

6. As we always try to accommodate your site request, specific site # requests are not promised or guaranteed. We reserve the right to rearrange reservations.

7. No pop-ups, high-lows, truck campers or tents are allowed.

8. RV age requirement is 10 years or newer and in excellent repair. Over 10 years must be approved by management. All units are subject to management approval.

Discounts

1. Military and First Responder 5% discount on Site Rental Fee. Please call or stop by the office for this discount offer.

2. Fuel Purchases at the Cove Harbor Marina receive a 5% discount. The Marina sells both gasoline and diesel. Fuel can be pumped into motor coaches, automobiles, boats, golf carts and fuel cans.

3. Resort Guests receive a 10% discount from the Cove Harbor Marina discount on Drystack Storage, Wet Slip Storage, Transient Boat Storage, Locker Storage and Purchases inside the Ship Store (excluding fuel, drinks, food and ice).

4. Resort Guests may receive one 20# bag of ice per boat launch per day. Stop by the Marina in your vessel while headed out to enjoy the day on the water.

Cancellation and Refund Policy

1. Daily/Weekly Rentals: A $35.00 Cancellation Fee will be assessed for any reservation not cancelled with 72hrs. Cancellations made prior to 72hrs to the reservation date will be charged a $10 non- refundable processing fee. NO REFUNDS will be issued for early departure. A guest may request a manager to review their early departure situation.

2. Monthly Rentals: Cancellations made 30 days or more prior to the reservation date, will be charged a $10 non-refundable processing fee. Cancellations made within 30 days of a reservation date will result in a $100 refund. There are no refunds for cancellations within 7 days of the reservation date. NO REFUNDS will be issued for early departure. A guest may request a manager to review their early departure situation.

Parking & Vehicles

1. SPEED LIMIT THROUGHOUT THE RESORT IS 5 MPH.

2. Limit of one RV per site. Two vehicles allowed per site. Both vehicles must fit in the parking lane associated with your site (not hanging into adjacent sites). If your vehicle(s) does not fit within the bounds of your site, you are required to use the overflow parking outside of the front

or back gates.

3. All visitors must register with the office prior to entry into the park. You may register your guest during office hours.

4. Kayaks, paddleboards, etc., may be kept at your site on vehicle or patio area.

5. No parking in the streets, grass or landscaped areas at any time.

6. Avoid parking on the granite.

7. NO PARKING IN A VACANT SITE OR IN THE PARKING LANE OF A VACANT SITE.

8. Guests may park their Boat/Trailer based on availability for the following rates: Daily $15; Weekly $60; Monthly $125. A parking space may be reserved online or by calling the office.

Pool Rules & Fitness Center Regulations

1. POOL HOURS: 7:00 am to 11:00 pm. NO LIFEGUARD ON DUTY. Swim at your own risk.

2. Please refer to Pool rules and regulations posted at the Pool.

3. Children under the age of 15 are not allowed in the Fitness Center at any time.

4. Please refer to the Fitness Center rules posted inside the Fitness Center.

5. NO SMOKING OR PETS IN THE POOL AREA.

Golf Cart Policy

1. NO ATVs or UTVs allowed in Resort.

2. Only licensed drivers permitted to operate any golf cart.

3. No one under the age of 16 are allowed to operate a golf cart in the resort.

4. All privately owned golf carts are required to have liability insurance and show proof upon registering.
